After the exploratory phone call, the next step is to meet and dive in to more detail about your current properties or potential acquisitions. The goal of this meeting is to gather more information that will allow us to identify next steps so that we are best positioned to be a resource to you.

We will provide you with a Strategic Analysis in order to proactively identify market factors that will positively or negatively impact your investment. At the end, we will break down all of your options and provide a clear recommendation on the best path forward.

Our detailed analysis will also include a list of recent property sales and rent comparables so that you have the important data necessary to provide a maximum return on your investment.

Whether Buying, Selling or Holding, we are committed to ensure a long-term plan is in place to ensure you have the tools necessary to accomplish your goals.

If you decide a sale is warranted based on the results of the Strategic Analysis, we will complete a full fledged marketing campaign to locate the Buyer willing to pay the highest price. By implementing a custom marketing campaign targeted toward qualified investors from across the country, we are able to locate needle in a haystack investors that offer the highest probability of a sale at the best price.

A custom Offering Memorandum, flyer, Emails, and professional aerial photography are standard on every assignment that we take on. We guarantee no other firm can match the quality and speed of marketing process.

Since our inception almost 14 years ago, we have average just 32 days from the completion of the Offering Memorandum to the execution of a Purchase and Sale Agreement with a qualified Buyer. We do this by putting your property in front of the largest Buyer pool possible in the shortest amount of time. This competitive bidding environment is what will enable you to negotiate the best possible price and terms.

Our clients enjoy receiving weekly phone calls from the Listing Agent with real-time feedback and information from prospective Buyers. We hold ourselves accountable at the highest level. To show that commitment to our clients, we provide a details marketing update every two weeks throughout the process which includes the number of outgoing phone calls we have made on your behalf, the number of OM s that have been provided to Buyer and detailed feedback on conversations that we have had with interested parties. We also include a full list of interested Buyers so you are always aware of who we are actively speaking with on your behalf.

We are committed to ensuring the Due Diligence Process is quick and painless for all parties involved. As such, we gather all property materials needed for the due diligence period prior to bringing the property to the market. We have a team dedicated to reviewing these materials and identifying any possible issue or irregularities in advance. Once the due diligence period begins with the Buyer, all parties can be rest assured that all items have been vetted and the probability of a smooth transaction is very high.

The Listing Agent will attend all property inspections, even if your property is in another state. We find being present, in person, is vitally important to ensure any issues are remedied immediately and our clients have the most up to date and transparent information available throughout the process.

As we approach a closing, we ensure no detail is missed. Buyers can expect to receive tenant contact information promptly, and all tenants will be notified of the sale to avoid any problems during the transition. Sellers will rest easy knowing that we take the time to ensure all utilities are transferred by the Buyer as of the closing date and funds will arrive early and on-time. We will do everything possible to avoid unnecessary expenses and delays on Closing Day.

We are always available 24/7 post-closing to assist with a smooth transition to the new ownership.
